Yeah, that's right. Not all sellers are created equally. Fellow agents, you KNOW I'm telling the truth. There are just some sellers who deserve a higher return that others.
Of course, those would be the sellers who treated their homes like organic entities and went beyond simply mowing the yard and keeping the laundry up. Sellers, who from day one of owning their homes, decided to treat their real estate as the most precious of investments, absolutely should have the shortest time on market and the highest yield.
That becomes a little more difficult in a buyer's market but not impossible. The market time is a little longer because in a buyer's market buyers can become immobilized by overwhelming choices. Not many sellers have the luxury of not becoming like the barkers at a carnival...those homeowners are selling from positions of fear. It takes a seller who is confident in their own financial position and in the condition of their home to wait out the market.
Don't get me wrong...these aren't the same sellers who announce at the listing appointment, "We aren't going to give our house away, we really don't HAVE to sell". Wow...I just felt a universal neck hair raising from across the country. No, those aren't the sellers I'm talking about...that's the subject of another blog :-)
From the moment we first saw the house at 504 Holly Hills, we knew we wanted to list and sell it. The house had everything...incredible curb appeal, regular and extraordinary upkeep, convenient showing access, spotless home and open-minded sellers with a good grasp of the local market. We knew it wouldn't be an immediate sell and we'd have to appeal to a niche market. As gorgeous as the house is, there were challenges...three floors, beautiful white carpeting and smaller bathrooms with an appreciable amount of grass to cut on a beautiful 1.3+\- acre lot. But, we all know all it takes is ONE buyer and we found the perfect family.
The very moment this young and energetic young family saw the house at 504 Holly Hills Road, it was love at first sight. The white carpet was perfect for them, the three floors gave them the architectural stimulii that they were looking for and they'd lived in England and Wales...the bathrooms were awesome to them.
Yesterday was the closing and it was wonderful. Two equally happy parties and a sense of the seller passing the torch to the buyer. The buyers are in the same position now that the sellers were 30 years ago (including a young child). Perfect.
Was the house on the market longer than we as Realtors would have liked? Yes. Was it worth it? Absolutely. Thank you Charles Hill (retired Realtor and friend) for referring us to the sellers. Thank you Glenda and Rich Kucharski, it has been a privilege. You certainly are sellers who deserve and got a wonderful and higher return on your investment (I'm speaking monetarily), there is no way to quantify the great yield you received while you lived in the house.
