The question I get from people is, “What direction is the market heading?” “Are prices falling or continuing up?” Here is a chart showing Discovery Bay Home Prices #DiscoveryBayHomePrices and how they are trending for the past three months.

As you can see from the chart prices are jumping all over the place. Average price and price per SF are trending up and I think this is the true direction. However, there are not a lot of sales each month and trends can swing easy. Prices tend to be higher in Discovery Bay than other east county communities, so sales are slower with lower end priced homes going faster.
Home supply is about 4 months, indicating a balanced market. But lower priced homes move fast.
