Another Reason to Use a Franklin TN Buyer's AgentWith the advent of the Internet, it's not unusual to see a buyer trying to go it alone. You know the type. They search for a home online and then call the listing agent to negotiate a deal. They are well-educated, bright people who don't think they really need the assistance of a buyer's agent. They couldn't be more misguided.

What happens when they can't find the home of their dreams online? What's a buyer supposed to do then?

The simple truth is--you should always use a buyer's agent when buying Franklin TN real estate. A buyer's agent can literally save you thousands of dollars and protect your interest by negotiating the best deal for you. But there's another reason to use a Franklin TN buyer's agent, especially, when you're in a seller's market with low housing inventory.

A buyer's agent can search previously listed houses to find the right home.

Last week, I was contacted by a buyer who was looking for a condo in one particular development. We looked at the only unit on the market and it wasn't quite right for her. She liked the condo but not the location. It faced a busy road.

Since there were other options in nearby developments, we made the rounds. Unfortunately, none really appealed to my buyer.

I decided to go back to the first condo development and see if there were any expired listings. I had to go back three years but found a unit. It had been listed for almost a year back in 2010 with many price reductions. Eventually, the seller withdrew the property.

I was able to get the owner's name from the tax record. Through some investigating, I discovered the owner no longer lived there and the unit was vacant, however, the owner still listed the condo as his permanent address. 

I searched the tax records further to see if the owner possibly owned another home in the area. As luck would have it, he did. I called the phone number listed for that home and left a message.

When I didn't hear from the owner, I decided to drive by his new address. I was able to catch his wife at home and she did say they would be interested in selling. Since they had been in contact with their previous listing agent, she advised I call him which I did.

Although the unit wasn't on the market, the agent met my client and I to show us the vacant condo. That night, I sat down with the buyer and wrote an offer. The condo is now under contract.

In less than a week, I was able to find a home for my client that wasn't even on the market. With a little creativity and some junior sleuthing, I was able to find my buyer her dream home.

Good morning, Tammie.... we are listing agents and I can assure you, no matter how intelligent the buyer thinks he/she might be, if that buyer is not accompanied by a strong buyers' agent, my seller will win every time....
