So many homeowners when pricing their homes to sell they are not really pricing the home to see but to have bragging rights that they sold their house for more than any one else ever in history.  If you do not want to be realistic about selling your house and pricing it right I would just say wait until you are realistically ready to sell your home and bragging rights are not an issue.

       

 As we meet with Homeowners looking to sell their houses, we hear statements like the ones below...

My House is worth more than the other house in the area because only Long Island Seller Tipsmy Living Room, Dining Room and Kitchen have popcorn ceilings.

My House is worth more than my neighbors house because I don't have the original kitchen and replaced it 14 years ago.

My House is worth more than the competition because I have carpeting throughout. 

My House is worth more than the one across the street because I like the way I decorated mine better.

My House is worth more than the others on the market because I changed the bathroom sink fixtures in my 1/2 bath.

My House is worth more because I paid more for it when I bought it than the other homeowners in the area.

My House is worth more because I am leaving the BBQ Grill.

My House is worth more because I really need the money.

Yes, we really have heard ALL these reasons why "My House is worth more"...

We have to constantly remind Sellers that houses priced realistically are more likely to get an offer close to market value than those priced higher.

Moral of the story: Price your house right!

Hi Merline -  a good post to re-blog as I missed the original.  Prospective sellers can come up with lots of reasons why their home is "worth more".  Recently, I asked an owner the question what they thought their home was worth.  I thought their reply was a joke as it was so far from reality but they very seriously gave their reasons.  I addresed each one and told them why over-pricing as a listing or marketing strategy is not a good one.  Did they like it?  Will I get the listing?   Those questions remain to be answered but I won't have to worry about answering the question -- "why didn't you tell us our house isn't selling because it's overpriced?".
