How Does a Corner Lot Home Affect Value?

There is a fair amount of debate as to wether a home on a corner lot is more or less desirable than a home in a cul de sac or simply in a row of houses.  Here are a few considerations on this topic:

  1. Privacy - This is a mixed bag.  While the corner lot home has one less neighbor on one side, the house is also more exposed to traffice by cars or pedestrians.  You would need to look carefully at how exposed the home is and how visible the back/side yard may be to fully factor this in.

  2. Noise - If the corner has a lot of traffic and/or is on a four way stop, you may have increased noise.  On the other hand, if the 'would be' next door neighbor's kid was in a heavy metal band, the noise could be less than being wedged in along a street. 

  3. Open Space - Related to the privacy factor, if you want to have space to take advantage of views, the corner lot may be an advantage as one entire side of the home opens up.

  4. More Yard.... More Maintenance - While a bigger yard is great if you need space for pets, kids, toys, etc, the larger yard also will require more yard maintenance and cost (when you need to replace fences and things).  Again, a mixed bag - depends on your liking.

I personally like the cornor lot and have owned many in my life.  However, it is a personal choice.
