I posted this earlier in the year, and feel it's just as important now as it was then! New agents should read this at least to get 3 points that will help you sell a Million Dollars!
As a newer agent in Western New York, I have seen quite a bit. My first year will come to an end by Mid-September, and I will have exceeded my early expectations of 1 Million in Sales by hopefully quite a bit. A Million Dollars doesn't sound like much now a days, but for me it represents success. I was once a new agent not long ago, with NO SALES. Just dreams of being the next big thing. So to get this far with my sales, and still be lead generating for the next 3 months, and have over half a million of active listings. It takes a lot of effort. I want to just give you new agents a little bit of advice on how I went from zero to one million dollars in sales, in less than a year.
- Most Importantly Be Yourself. - Most people can smell a used car salesman from a mile away. It's hard when your living is really based on how much interaction you put in, if your not a people person. However you won't make money if you don't start talking to people you don't know. Try talking with friends or family too get comfortable, then ask more experienced agents if you can host an Open House to hone your skill. If at first you have trouble hang in there, you won't make any money if you shy away from attention!
- Get an idea of what you're sphere of influence is! - How did I get from zero to one million within 10 months you may ask? I worked what you and every other agent has! A sphere of influence, we all know people who can be potential clients. Your Aunt Mary, that you only see at Christmas, your dad's friend who wants to move out of state, or your friends sister and husband, who are having a baby and need to stop renting! These are all people that you can try to work with, but they will not know your a Realtor if you don't tell them. A simple card, and your Brokerage may have some already made up, will do the trick with a nice line of how your now in Real Estate and would be happy to help assist them with any of their needs in the future. Future is the key word because even if they don't have anything now, they will in the future.
- Don't waste your money! - This one is kinda tricky, I know you've just spent like two thousand dollars to get to be a Realtor. And your office wants a cut, and unless you have expendable funds to start. You will need to selling fast. So if you're working into the industry slowly, don't throw your money away on things you don't need. Trulia, Zillow, Realtor.com, these are all things that will suck you dry if your not careful. Find out what demographic you want to do most of your business with, and target them. Craigslist, Twitter, and Facebook are great social media platforms to do free advertising on. Take advantage of these.
