One gauge that we use is called "Months of Inventory" which is a term we use that captures the absorption rate in the market. That is, what is the amount of time it would take to sell all current listings at the current sales pace if no new listings became available?
Starting in January 2013 the Months of Inventory for Seattle waterfront properties was six months. It fluctuated along the way but as of October 2013 it remains at six months of waterfront inventory which tells me it is a balanced market which is good for both buyers and sellers.
