Market Report – October 2013 (Listed and Pending)


There were 25 new listings priced from $279,900 - $1,390,000 with heated area ranging from 1789 – 5500 square feet. 

There were 9 properties pending that had prices from $200,000 - $1,390,000 with heated area ranging from 1915 – 5246 square feet.


Market Report – October 2013 (Sold)


Single family home sold below $199,900 was 1 with heated area 1173 square feet. 

From $200,000 - $299,900 was 3 with heated area ranging from 1481 – 2072 square feet. 

From $300,000 - $399,900 was 7 with heated area ranging from 1976 – 2503 square feet. 

From $400,000 - $599,900 was 2 with heated area ranging from 2680 – 2950 square feet. 

From $600,000 - $999,900 was 3 with heated area ranging from 1868 – 3970 square feet. 

Over $1,000,000 was 1 with heated area of 4747 square feet and 6145 total building area. This home is located in Sunset Place; a gated community. It has 4 bedrooms 4 ½ baths, and 3 car garage with dock and slip deeded on site.


Real Estate Market 2013 vs. 2012


It indicated that the real estate market for 2013 in Osprey FL 34295 remains strong and home prices continue to moving on up. The average home price went up 21.85% from $362,318 in 2012 to $441,491 in 2013. The sold price to list price ratio also went up from 91% to 95% in 2013. And the average days on market was reduced from 192 to 90 in 2013. There were 11 single family homes sold in 2012 and 17 in 2013. (6 more than 2012)


Also remember that the price depends on location, size of land, amenities of community, pool & condition of the property (handyman, move in condition, kind of floor, updated kitchen/bathroom, air conditioner, type and age of roof, etc.)
