If November is the month for gratitude, then I'm way behind in giving thanks. Today, I am grateful to be working with a great agent in a difficult transaction.
Here's what's going on. I'm selling a home for a client that is also buying another home. The home they are buying is contingent on completing the sale of their present home. To complicate things, the buyer of their current home is a contingent buyer and the seller of their new home is buying a home contingent on our transaction going through.
We have a minimum of four ducks we need to have in a row or everything falls apart.
The agent representing the buyer of my client's home is kind of a chihuahua-like person. The sky is continually falling and everything is an emergency. She is panicked about the inspection, the BINSR repairs (all of which my clients agreed to), the appraisal, and so on.
She is exhausting.
The seller's agent for the home my client is buying is like my beagle, Buford. He is easy going and loves everyone. Need an addendum? No problem. "We'll get that for you the next time I see Betty (his client)." Need to move up the closing date. No problem. "I'll see what I can do." And he got it done!
He has worked his calm magic on everyone. The ducks are all in a row and we should have smooth sailing as we close both transactions next week.
But what a difference a great cross agent can make! He was a pleasure to work with and an example of how to get things done with kindness and respect.
