Top 10 Real Estate Myths

1. All Realtors are equal in their knowledge base and experience because State requirements are standard for continuing professional development, entrance qualifications, and State Testing levels.

2. It's best NOT to change your furnace air filters prior to an inspection in order to show the inspector and buyer how clean and how fresh the air quality is in the home.

3. HOA fees are deductible up to 40% of the current home's appraisal less the bi-annual self governing fee divided by the lesser of 20% or $2,000.

4. ALWAYS get a home inspection prior to writing an offer...

5. BUT, don't get a builder mad by demanding a 3rd party inspector go over property anytime prior to closing!

6. Prior to writing an offer on a property, ask your Realtor to cozy up to the seller and see if he can get any vital and/or personal information out of the seller you can use against them in negotiations - after all, all is fair in love and war!

7. Check in on the seller's kid's pet (Guinea Pig, Hamster) - see if it's fat and healthy. This is an outward sign as to the seller's state of mind and financial distress. Fat and healthy Guinea means seller is solvent. Skinny, lack-luster fur sheen means seller is distressed!

8. Look for mold in attic and basements. This has become the newest in consumer concerns and if you can find even the smallest square of it, you can downgrade your offer up to 20% while demanding entire home be remediated for the stuff (not over $17,500 in the state of VA)

9. Always make sure backyard playsets are removed by seller, at their cost, because these have been found to contain the anti-contagion 'playguardoaxialitis' a common dissentery germ that can affect the gestation of newborns within a mother's womb.

10. Part of the State of VA's license and bonding standards allows simplicity in fiduciary dealings so that buyers need only make the contract deposit check directly out to their Agent, in his name, so tracking and verification is easier and faster.

Fulton, you started my day out laughing.  I love numbers 7 and 9.  lol  I don't know if I have ever had a listing with a guinea pig, but I do have a current listing with a dog, several cats and a CHINCILLA!  Guess I better go and check his fat index.  lol
