Let's face it, we are all unique and so are our homes. None of us are perfect, just as there is no perfect home!
Most of us in the industry do realize we often need to be diplomatic when we hear from sellers " my home is different than the others selling in my neighborhood" or who feel their home is unique and buyers will pay the price to have such a unique home. I love the comments from one Realtor who wrote about unique homes:
- There are no corners in my barrel house
- Wallpaper on the ceiling brings symmetry to the room
- my wife and I don't need more than 2 bedrooms in our high-end home
- It's designed that way to blend into the surroundings
- Green shag carpet never goes out of style
- those 1970 appliances are still working fine
- who needs a kitchen, most people eat out
The best advise it always to keep in mind what buyers in your local market area are searching for and what is in demand.
One client I am working with is moving here from Richmond. He found the lack of "all brick homes" in our Leesburg area and most of Loudoun Country to be quite disturbing. The fact is, most builders do offer brick on the front of the home, high-end homes might have 3 sides brick, but not many.
You can find some upscale communities like Beacon Hill , Raspberry Falls or River Creek in Leesburg, Willowsford in Aldie, or Brambleton in Ashburn a few homes to be all brick. Are they considered unique! Yes, and you will tend to find the sellers pricing them higher. Do they appraiser higher, yes, but how much higher?

If you feel your home is unique, better ask yourself, is this uniqueness in demand or not!
