PAYS when you are selling your home!

Sunday I asked my friend Jayson Frank of Artscape Landscaping if his mowers were stowed for the winter yet, or if it would be possible to send his people over to a new listing I was taking and do some magic.  He said that the equipment was in fact in winter storage, they were working on Christmas Light installation, and standing by for snow removal. 

I told him of my new short sale listing, a great little remodeled and affordable doll house, but with a yard that probably hadn't been watered, mowed, raked or picked up all summer and fall. He said the fact that the ground was frozen and frost covered was the biggest problem.  I sent him this picture of the yard so he could see what  I was talking about.  I wasn't sure if he could actually do anything to help, frozen yard and all.

Monday after lunch I got a message from Jayson that the yard had been taken care of.  Oh happy day!  The listing went live about that same time. 

I drove by to check it out with my own eyes and WOW!
What a difference it made to be freshly cut, neat and tidy! 

Before, it had looked sad and forlorn.  Now, it looked perky and upbeat.  Nothing fancy, nothing special.  Just neat, tidy and cared for. 

That was Monday afternoon.  We had 9 showings between Tuesday, Wednesday and Friday, with Thanksgiving sandwiched in there, and by 5:00 Friday we were under contract for substantially above list price. 

Do I think attention to the lawn had anything to do with that?  Yes, I do. 

Never under estimate the value of a good first impression!  

A buyer's perception of the property before they ever step foot inside the house is huge.  We know that most buyers buy based on emotion.  I am a believer in curb appeal and staging, and I put my money where my mouth is, and in this case I paid to have the lawn taken care of as soon as the house was listed.  Obviously, based on my professional experience, I believe it makes a difference.

When it closes, I will be repaid the six times what I spent on the lawn care, just in commission on the amount the house sold for that was ABOVE the list price!  THANK YOU, Jayson!

This is the absolute truth. Curb appeal is the first impression and it never ceases to amaze me how sometimes that's missed in the showing or preparation.
