Fort Mill, SC Area Third Quarter 2013 Housing Market Update
Charlotte Area third quarter 2013 housing market update for York and Lancaster Counties just over Charlotte's border in South Carolina is in... and the numbers continue their positive trend.
York County, which includes the Fort Mill, York, Tega Cay, Lake Wylie, Rock Hill towns reports the following postive trends versus one year ago:
- Median Sale Price: +3.7% and Average Sale Price: +3.2%.
- Percent of Original Sale Price Received: + 1.8% at 95.4%.
- Average Days on Market: -6.2% at 101 days.
- Closed Sales: +25.9%.
Lancaster County, located just south of Charlotte's Ballantyne area and much of which is a "bedroom" community to Charlotte also reported positive year over year trends for home sales for the third quarter. And it's worth pointing out that much of what drove the increase in closed sales in Lancaster County was the plethora of new construction in Indian Land.
- Median Sale Price: +4.5% and Average Sale Price: +3.8%.
- Percent of Original Sale Price Received: +1.8% at 95.8%.
- Average Days on Market: -10.4% at 99 days.
- Closed Sales: +73.1%.
My message to home buyers and home sellers in the Fort Mill/Indian Land/Tega Cay/Lake Wylie areas of the Charlotte metro region is the same as that to Charlotte-area home buyers. Namely:
- If you're a home buyer... you have fewer choices today, you will pay more for a home than one year ago with less negotiating, and you need to make purchase decisions quickly as homes no longer sit on the market. Inventory continues to be tight.
- If you're a home seller... if you price your home right, stage it right, and have it marketed right, it will sell. And it will sell quickly. So be prepared to move quickly and have your post-sale backup plan in place.
