It was a little early for this draw inspection. Desert Sun Inspections

By
Home Inspector with Desert Sun Home, commercial Inspections 10072923

It was a little early for this draw inspection. Desert Sun Inspections Carlsbad New Mexico.

When i get the call for an inspection I just get the inspection scheduled and don't question of the home owners are ready. When I was contacted about this draw inspection for a home loan I simply called the owners of the home to schedule an draw inspection.

I generally don't ask "how much has been completed" before I show up.

But when the client wants a draw inspection we go and get it done.

This home was in the third stage of completion. Only the fourth to go now.

Take a look at the issues that still reamin.

Electrical not installed yet.

The service to the home is still not in place. I told the owners back a long time ago that they needed to contact the service company to get the proper load calculated for the new service. (Then pay them the cost).

I was told yesterday that it will still be a couple of weeks before the power can be connected. The changing of the transformer will take a few hours once on site.

Here we have a lot of interior doors that have not been installed.

Doors waiting for installation.

Only about half of the doors were installed. This makes it difficult for the inspector to determine each and everything that is completed verses the last visit.

Here we have the stairs that are still not completed.

Stairs not completed.

I did remind the contractor that even inside there has to be a temporary barrier for the stairs and the entire balcony for safety reasons.

He simply said "I know". Really. I told him lucky I'm not here inspecting the job for OSHA.

Remember if you are getting a draw inspection. make sure there is a lot of work that has been completed before calling for another inspection.

I guess those people won't be getting the draw they expected to get.  Some people never listen.

Clint: This home is definitely not ready for an inspection to be done. Wasted time, effort, and money.

Good morning, Clint. Wow! The builder really seems to be dragging their feet on this one. There is a long way to go before this project is finished.

I don't recall seeing the work prior to today so I take it there hasn't been much done between the two?

Hi Joan,

This is only a partial inspection in my book.

They have a way to go to get finished.

Have a great day in Denver. Be careful a lot of snow on the way.

Hi Fred,

Actually a main with the sub panels insde the home. There are two 200 amp panels inside the home.

They still don't have a price from the power company. This will cause a delay in getting the service installed to the home. I advised them on inspection one to take care of this. It always takes a while for the power company.

Have a good week ahead in Land O Lakes my friend.

Hi Barbara,

Thanks for the shout out. There will be probably another Two inspections. One more for the interior and another for the final. The last coat of stucco needs to be applied to the home.

Have a good day and week in Rockwall Texas.

Hi Adrian,

According to everything they are on budget. But it has taken longer to get the home done. The contractor is dragging their feet. Working on multiple homes at the same time and a small crew.

Have a good day and week in the Seattle area, Go Seahawks.

Welcome back. I hope you had a really nice vacation.

They will be O.K. but the draw will be smaller than they expected and I explained why.

Have a good day in Pennsylvania.

Hi Anita,

I think they just wanted to get some more funds to keep going. They have a lot of materials on site but yet to be installed. They want to be done by the end of the year. In Three weeks I don't think they will make it.

Have a nice day in Warner Robins.

Hi Toni,

I have told the contractor about the staircase before. Wait till the local inspector shows up. There may be a fine in the works.

Have a good day in Trinity Florida.

Hello James,

No, not much. A few cabinets installed tile flooring in and a little or about half the interior doors have been installed.

Have a great day in the Rogers area today. Cold on it's way.
