It was a little early for this draw inspection. Desert Sun Inspections Carlsbad New Mexico.
When i get the call for an inspection I just get the inspection scheduled and don't question of the home owners are ready. When I was contacted about this draw inspection for a home loan I simply called the owners of the home to schedule an draw inspection.
I generally don't ask "how much has been completed" before I show up.
But when the client wants a draw inspection we go and get it done.
This home was in the third stage of completion. Only the fourth to go now.
Take a look at the issues that still reamin.
The service to the home is still not in place. I told the owners back a long time ago that they needed to contact the service company to get the proper load calculated for the new service. (Then pay them the cost).
I was told yesterday that it will still be a couple of weeks before the power can be connected. The changing of the transformer will take a few hours once on site.
Here we have a lot of interior doors that have not been installed.
Only about half of the doors were installed. This makes it difficult for the inspector to determine each and everything that is completed verses the last visit.
Here we have the stairs that are still not completed.
I did remind the contractor that even inside there has to be a temporary barrier for the stairs and the entire balcony for safety reasons.
He simply said "I know". Really. I told him lucky I'm not here inspecting the job for OSHA.
Remember if you are getting a draw inspection. make sure there is a lot of work that has been completed before calling for another inspection.
This is why you always get a Construction Loan by a certified inspector. For the peace of mind.
