Sold Kauai REOs for the month of November 2013:

1.  6131-A Kolopua St #2, Wailua. An upgraded home that had an accepted offer within 3 days of being listed. $549,000. MLS#267182. Sold for $549,000 CNV on 11/7/2013.

2. 3914 Kilohana St, Kalaheo 3 bedroom 3 bath home MLS#268043. Listed &  sold for $393,750 Cash. Owned by BoA. This home was never in the MLS. For some reason Bank of America is using Genesis Auctions to market some of their listings.

3.  5029 Emmalani Rd. Princeville. 4 bedroom 3 bath home. Sold via auction. $719,361 cash on 11/22/13.

According to the Kauai MLS there were 76 total MLS sales for the month of November 2013 with only 3 of those being REOs for a total of 3.9% of the market. This isn’t much diversity from November of 2012 where there was 78 total sales and 2 REO sales. Although there are not many current REOs on the market there are more foreclosures posted in the newspaper. It will be interesting to see how many of those will turn into REOs. You can find upcoming foreclosure sales posted in the GARDEN ISLAND NEWSPAPER.
