What Marketing Tools Get The Best Results?

By
Services for Real Estate Pros with Real Estate Rev - More Leads Means More Revenue

I came across an interesting survey from ecampaign pro. Thousands of Real Estate Agents were asked to complete a survey to see what marketing tools they used and which ones were getting the best and worst results. You may be interested in seeing what they are doing and what tools came out as the best and worst tools. Be sure to read the comments from the Active Rain Community Below as well and feel free to join the discussion. You may learn more from the comments than from the actual survey results.

Marketing tools used by Real Estate Agents

No real surprise that most are using email, since it is fast cheap and easy. I was surprised to see that social media surpassed featured listings and even Networking/Events.

Now let's take a look at what was found to be the most effective marketing tools.

Most effective real estate marketing tools

Of course personal interaction is always the most effective, so there is no real surprise that Networking/Events came out in first place. Email as a close second has the advantage of being able to reach out to a large audience quickly and without cost.

Least effective real estate agent marketing tools.

Looks like traditional advertising is not what it once was. The only online method here is PPC advertising, which is is not surprising. To make PPC work requires more than driving traffic to a common website. It takes a special skill set. I was a little surprised to see postcard and mailers listed as one of the least effective methods. Maybe that is because the agents are looking for an immediate ROI.

What are your thoughts? Do you agree with the results?

Most agents here seem to agree with the results, but as other have brought out, a lot depends on the way campaigns are executed and the individual agents. the NAR has a study on Real Esatet Agents & Technology here is a link to the pdf summary. Realtor Technology Survey Report 2013 It covers some stats on Social Media.

I wonder how accurate this survey really is given that it was done by ecampaignpros. I would like to see how the actual survey questions were worded.

Hi Beth, that's a valid question. Unfortunately i don't know the answer. I was just sharing the results form a survey. i didn't create it, so i don't know. That's why i say you may learn more from the other agents comments here. There is a lot of good insight there. Thanks for joining the discussion.

I think they should have done it by region/area.

Hard to tell what works for one area will not in another.

PLus it says "thousands" that could be just 2,000, not very useful.

But it does give a little window peek at what people use.

Thank you

I have heard some agents still use post cards regularly and some give up after the first mailing doesn't bring in any leads. Being a new agent I am not spending the money on postage right now, so I walk the farm and leave the post cards on the door mat. This has yielded a listing lead and 2 buyer leads and this is just from two door drops in which I actually spoke to the home owner that was outside when I walked up. This should g e me the courage to actually knock on the doors but I am not quite there yet.

Hi Linda, several other realtors have made the same point. This survey mainly gives us a general idea and has been a nice way to get a discussion going. The only real way to know what will work best for you is to track and test your campaigns. Thanks for stopping by and leaving yoru comment.

Hi Katrina, first of all congratulations on becoming a Realtor! I know it can be tough at first, but thinking strategically will help you to make progress faster. I agree you will always do better when you talk to people, but there are a lot of ways to get warm introductions, rather than cold calls. I post a lot of advice on marketing in this blog. If you get a chance to read through it, I'm sure you will find some useful tidbits to help you along. Thanks for sharing your experience with us.

Ah Im surprised that Pay per click is least effective. Our company was just going to do PPC although we are working it where our website will have information on our ppc ad word. Havent done it yet so we will see for ourselves soon!

Aloha Kela, I think the issue with PPC is mainly that it is being implemented incorrectly. To do it right requires a lot of effort and testing. Landing pages are also very important. If an agent advertises an offer then takes a visitor to their home page where the offer is hidden or sometimes not even showing, they are going to lose the visitor and waste the click they paid for. Thanks for sharing your experience. I would love to hear about your results.

Great information to share Eric. Thank you. I think the key with any method is consistency. That could be the reason the mailers were so low. One needs to mail on a regular basis for a prolonged period.

Thank you for sharing this post with the active rainers. I use ecampaign pro and send postcards regularly. After seeing these results, that postcards landed dead last, this will be something to evaluate.

WOW... this is great information. I am so surprised about postcards being he least effective. I wonder if that is because the agents are not putting in the amount of juice necessary to gain name recognition.  I recently read an AR post that gave information from a very successful KW team leader here in Atlanta and the manner in which the he takes over a neighborhood is by using postcards. He does use a heavy rotation. I am going to give his method a try.  Thanks again for sharing this info!

About what I would have guessed, for me social media is very effective using facebooks ads just because you can target exactly who you want to target in what specific area.

Jody, thanks for stopping by and letting me know you liked the post.

MaryEllen, Glad to share. I would recommend you track any marketing you engage in. That way you know what is producing results and what is not. Thanks for sharing your thoughts.

Stacey, Glad you liked the information and you have a good point. We don't really know how the agents went about their marketing. I think postcards can still work if done correctly. Thanks for sharing.

Stefan, That's interesting. Thanks for sharing.
