Market Report for University Acres November 2013, Fort Collins, CO
Winter has arrived here in Fort Collins! About 4 inches of snow, our forecasted high of 12 degrees has all ready been met and not really looking forward to our -7 degrees tonight! Anyway it is a good day for computer work!
University Acres is a 1960’s neighborhood that I just really like (and happen to live in). There are a lot of brick ranches with basements and most have garages (1 or 2 car) and the lots are a good size. The neighborhood is adjacent to grocery stores, elementary and middle schools. Really the neighborhood is very centrally located within the City.

Listings included in this report are selling at an average of 93% of listing price.
This is a popular neighborhood and it shows in the lack of availability. Prices are beginning to creep up into the $300,000’s in this neighborhood. The home that sold had been on the market a long time comparatively to the rest of the neighborhood (141 days total). Price and the homes proximity to a busy street were the reason for the delay. The home sold at 93% of list price and this Neighborhood is at 99% otherwise. The home that is still "Active" I anticipate to be available for some time at its current price.
Please contact me if you have any questions about this neighborhood or others in Northern Colorado.
Have a great week! Mike.
