As the completion of the Chisholm Trail Parkway approaches next year, area real estate paradigms are changing.
Mira Vista, way down at the end of Bryant Irvin Road has struggled recently to maintain it’s popularity with luxury home buyers in Fort Worth. With over 700 acres behind it’s secured gates, a country club, golf course and scenic vistas from many of it’s gently rolling estate-sized lots, Mira Vista has plenty to offer. Location has been the issue. More than one potential buyer has told me that they loved the homes and the community, but given the drive down Bryant Irvin Road at 5:00 pm they may as well live in Aledo.
New construction at smaller gated enclaves more convenient to downtown along with new builds on reclaimed lots within the beloved 76109 and 76107 areas inside the loop have also detracted from Mira Vista’s appeal. The new Chisholm Trail Parkway from downtown Fort Worth to Cleburne has changed the picture.
I have had 3 calls this week from buyers looking at Mira Vista, which will soon be less than 10 minutes from the new Summit Avenue Toll Plaza in downtown Fort Worth. Two of the interested buyers are executives with offices downtown.
Mira Vista has a variety of homes in various scales from garden homes to massive estates. The original homes from the early 90′s have either been updated or are now due for renovations. New homes are once again being built and there are several available lots for sale. Mira Vista sales are great sales for any Realtor® because of the higher price points.
Beware of “neighborhood specialists” in any residential community and call an experienced agent who sells homes in ALL areas for the best representation on your Mira Vista home purchase or sale. Objective comparison of your choices includes both homes within a desired community as well as homes in other areas. Market influences include such things as new highways, employment data and comparable recent sales.
