All data is derived from the Cincinnati MLS system.  If any Mason condos traded hands without a REALTOR® involved, then it won't be reflected in this report.  All data is for the Mason School District area, so is not limited solely to Mason city limits

In general, you can expect to pay a premium for Mason condos when compared to communities further away from Cincinnati, although there is diminished opportunity for condos as you head away from Cincinnati.

Condos Sold:  14 (0 Bank/Government Owned, 1 Short Sale) DOWN 3

Average Price:  $129,136 DOWN $6kA Mason Condo in Oakwood Lakes

Median Price:  $117,250  DOWN $2k

Days on Market Average for SOLD:  61  DOWN 7

Condos Active 12/6/13:  65  DOWN 3

Condos Pending 12/6/13:  21 DOWN 4

Average Sales/List %:  96.5%  UP .3%

Most Expensive Condo Sold:  $247,500

Least Expensive Condo Sold:  $65,000


So what do the stats indicate about Mason Ohio condo sales? 

In a word:  SHRINKING.  Fewer condos for sale, fewer condos SOLD, and fewer condos PENDING (under contract).  Average and Median sales prices also shrunk, but only SLIGHTLY.  No really top end condo sales this month, so the slight decrease in sales prices is to be expected.  Three condos sold for less than $100k and only one above $200k.  Yet with all these mentions of shrinkage (can't type that word without a nod to George Costanza), the Mason condo market is NOT bad!  It's actually pretty stable for this time of year.  Median price and quantity of Mason condos sold is actually within the range of the past months AND past Novembers.  

The time on market decreased a bit (good) AND sellers got slightly more of their asking price (also a positive).

So what does this mean to you as a potential Mason condo buyer? 

As a buyer, you have to like the price discount versus a Mason single family home.  You get the benefits of Mason life, but no yard care on a hot summer day!  While a luxury condo might cost you close to the price of a lower end Mason single family home, for the most part you're going to be living well for under $200k, and if you have simple needs there are older condos available sub $100k. 

The Mason condo market has something for each end of the price range AND the points in between.  The Mason condo market is a bit scarce on inventory, so it won't take long to determine if there's a Mason condo on the market that fits your needs.  One or two trips out and you're either going to have found your Mason condo to call home or know there's nothing out there that works for your needs.

Thom, Thanks!  Almost time to start squeezing in the 2014 data!  I don't envy you the Atlanta condo market with such specific "neighborhoods" as one building.  A bear to provide continuous information on.

Debbie, It is.  Cincinnati is home of William Howard Taft's birthplace and we're within about 20 miles of downtown Cincinnati.  Basically a bedroom community for Cincinnati (and Dayton also).
