Cheektowaga Housing Market - November 2013

I trust you had a wonderful Thanksgiving.  And now it's beginning to look a lot like Christmas!  The average Cheektowaga sale price in November has fallen by $20 to $73.41 per square foot from October's average of $93; even lower than Sept 2013's $79.   Homes for sale in the zip code 14225 are now selling nearly $30 per sq ft LOWER than  homes for sale in 14227.

There were fifty-eight closed home sales in Cheektowaga for the month of November 2013 averaging $93,727 in sale price and spending 56 days on the market.  These homes had approximately 1295 square feet with 3 beds/1 bath.  Homes sold in the Cheektowaga Central School District beat outMaryvale and Cleveland Hill homes sales again with an average sale price of $99,285 (Maryvale at $90k, Cleveland Hill at $91k).  Central andMaryvale homes saw a dip in sale price while Cleveland Hill, still at the bottom of the 3, had a jump of nearly $7K!
A 137 homes received offers in November ; thirty are Under Contract and the other 107 Pending Sale.  The Pending Sale homes averaged a sale price of $84,200, up~$3k from last month but spending more time on the market, at 71 days.
The 299 homes that are currently for sale in Cheektowaga are holding steady at an average list price in the low $90k range and days on the market in the high 80's.  If you're looking to buy a home in Cheektowaga and have no preference of schools, lower prices (and price per square foot) are being found in the Cleveland Hill School district.  The average list price has dropped from last month to ~$81k! Maryvale homes are looking for $96k and Central is asking $92k.
