For those of you who have enjoyed this article with details and statistics from NAR and Google, you will be happy to hear that I acted on some of the data and it is paying off.
Here is a new video tour of a second listing that my business partner and I picked up in the same neighborhood after producing a video of a listing right down the road.
See the full marketing page for this Crescent Lakes real estate listing.
The second listing came one-day after we put both of these signs in a neighboring property's yard.
Here is the Andover property that is being marketed by the above signs:
This is only the first two listings in this community, and we are developing our tactics on a daily and weekly basis to analyze what works and what doesn't.
If this works anywhere near as good as I think it will, we could have both of our signs in several yards throughout this community in no time!
The first house has a sale pending after being listed with the video tour for just a couple days. It sat on the market with little action for several months with another brokerage prior to our earning the listing. The first listing I marketed for a Weichert Realtor was on the market for 80-days with no showings, and we sold it in 9-days after we listed it with video.
My business is still new and unestablished, and my partner's brokerage does not have a substantial market share in my market yet (Although they are really big in hundreds of markets nation-wide) so we will see how well this works out... If people fill info tubes and use "Talking House" recordings, then having a video tour with a QR code right in front of the house seems like a logical step to me.
You will notice that we focus on the community before the property in each of these videos. After you read the Google and NAR study in the above blog post, you will see the numbers that demonstrate why this is so important.
Fleetfoot Marketing and Weichert's team could really shake up the local market. I have noticed several competitors attempting to duplicate what I am doing, and someday they will start to catch up.
I personally would rather be the innovator who others are trying to imitate instead of being the imitator, and that is why video is so important. There is literally NO CHANCE that video does not become a part of competitors' tactics in your market. As time passes, the quality, value, and accessibility will only increase. If you aren't using video to market your listings, you should start doing some research on how you can integrate it.
I know how much value, service, and protection a Realtor provides for their clients. I believe in our value as a licensee, but the #1 thing I believe a seller wants to know is "What are you going to do to sell my property?" and video is a very tangible way to show clients that you are worth every last penny of your non-discounted commission.
I would love your feedback, the good, the bad, and the ugly. I have brought my skillsets into an industry that I am still learning about, so please let me know what you are thinking!
