The walls decided to take a walk. Desert Sun Home Inspections Carlsbad

The walls decided to take a walk. Desert Sun Home Inspections Carlsbad, New Mexico.

I have seen a couple of these homes in the past. They are not very fun to do an inspection on.

I dislike inspecting a home that has these issues with the interior walls.

Very interesting when it comes down to finding the root of the trouble.

This home was built in 2009, local builder. A 3-2 1,500 SQFT Home.

Why would the walls decide to take a walk? That is the biggest question of all with this home.

The walls in the hallway by the master bath were raising. Also a little raising by the front entry but only on the interior walls. the exterior walls were where they were supposed to be.

At first glance it looks like the normal home.

But as a home inspector that loves his job, I really inspected this home like many others. "Really well".

After all the buyer is paying me to do the best job of inspecting the home I can.

Take a look at the way the wall was when I inspected this home.

Raised wall.

You can clearly see the wall has raised off the floor.

This is making the interior doors in operable and out of square. The interior wall damage is confined to the interior of the master bath. Only one side of the walls sheet rock was cracked. Interesting I thought.

Cracked sheet rock in master bath.

This was the only sheet rock damage to the master baths walls. Nothing else not even cracks in the corners of the room.

Here is a really good look at how much the wall has raised.

Raised wall in master bath.

This wall had raised about three quarters of an inch. That is a lot when the wall was not to move in the first place.

A strucural engineer has been summoned to the home for further investigation.

If any Home inspectors out there think they have an answer for the wall movement your opinion would be greatly appreciated.

Oh my -- I don't think I have seen a wall rise like that.  Amazing.

Good morning, Clint. That appears to be a bad case of truss uplift. I have seen it from time to time. Congratulations on the feature!

Seems more likely to see a house sink than to rise. Not sure if I've seen this before. Curious to hear what the engineer has to say about the home.

Hi Bill.

I am still leaning for a truss uplift. But we will have to wait and see what they find.

Have a great day in Destin Florida.

Hi Mike,

The tiles are not new, They were installed when the home was built in 2009. There are a total of three was that are raised up. The one in the picture is the worst.

Have a great day and thanks for the advice and comment.

Hi Tony and Darcy.

Never buy a home not even a "AS IS" home without a home inspection.

Have a great day and thanks for the comment.

Hi Jay and Michelle,

I don't think a big or even bigger hammer is going to help. The sheet rock is holding the wall in place.

Have a great day in Westlake Village.

Hi Dwight.

Is that for listing a home or for when you have buyers at the home? The ball can be handy, but just might not be the best approach.

Have a great day in your area today.

Hi Rob.

I have a feeling it is more of a structural thing and not soil expansion. Not much clay in this region of the country. Never had a clay issue here.

Thanks for the advice. Have a nice day in Reno.

Hi Cindy,

Is there a drain in the floor at the low end of the sloped floor? If so if the slope is not too bad it would work great. How about the entire home? Is it sloped as well with all the settling?

Have a good day in the Washington area.

Hi Juan,

I have only seen this a couple of times but not so bad. 3/4 of an inch is a lot of walking.

Have a great day in Richmond.
