What to look for when viewing model homes in Parkland Florida's new construction communities.

When viewing model homes in New construction communities in Parkland Florida, buyers are overwhelmed with the beauty and the designers touches in the  Parkland Florida decorated model homes. What buyers do not realize is many times these homes are base priced at $550,000 for the home and standard lot, and they could have over $900K  in decorator items & in design & permit options. Meaning a home's price on paper being sold by the builder at 550 k for  a home on standard lot has close to a million dollars  in upgrades.

 

The base home price in Parkland Florida new construction  is just that and it will usually but not always include a standard lot.  Buyers will also pay a premium for the upgraded lot based on size & location. The  language  of the contract and the brochure  will let you know what is standard. all of the upgrades you see in the models are usually upgrades that the builder will charge a premium for.  When you see a built-in double  oven and fridge and the brochure floor plan does not show that; it is a design  & permit upgrade option for the cabinet design  and the appliance. Most likely the the electric and plumbing needed to be adjusted to create that look and feel. These are  upgrades as well.  When you see crown molding or wine cooler areas or sometimes bonus rooms they are upgrades.

Pools are also not usually included in the base home price and lot. If they are included the pools you see in the model homes do not look like the model pool . The model's pool usually has upgraded deck and fence and coping as well as spa. The pool package in the model is usually  upgraded from the standard pool which is around 30K to around 80k-150 K to complete the lovely packages you see. Unfortunately the models do not have stickers on them letting you know what is standard and what is not.

 

In some communities in Parkland Florida new Construction there are some upgrades that are included as standard in their more expensive collections of homes such as  in Watercrest Parkland Florida, in their homes that sit eon 90 wide lots   or Parkland Golf and Country Club : their Heritage collection on  around 1.3 of an acre home sites.. It sometimes makes sense if you are going to upgrade to the max to go to the next  collection  of homes because many upgrades will be included in that collection.

In Parkland Florida new construction home sites there are usually 3-5 models  representing the more expensive collection of homes in the community.  Most communities will have 3-5 models in each collection and each collection will have a different size floor plan and size lot associated with it, and a Price range to match. In most new construction communities  there is a sales person who represents the builders and you should a have a Realtor who is familiar with new construction represent your interests.
