You can’t get the government to agree on anything….and, apparently, you can’t get anyone else to, either.  We had a pretty straight forward sale of some land, which admittedly had to be “quiet titled.”  But that was taken care of years ago.

 

Now, there is still a Lins Pendens out there for something that was well before we owned the land.  And, the quiet title should have taken care of all that.  One would think.

 

You never know….and that is why it is imperative that you hire a good title company.

 

Well, there I said it.  And, this is my first post about real estate in all the years I have been here.

 

Hire a Good Attorney and Hire a Good Title Company.  Do the Research.  Make sure that the people you are paying your money to know what they are doing. 

 

OR something as simple as a land sale (without inspections, delinquent taxes or any number of other problems) can end up taking weeks instead of possibly ten to fourteen days.

 

Get everything in writing and make sure that you have the best people, not someone simply recommended to you to work on your behalf.

 

And that would be doubled for your own realtor and mortgage lender, if they were involved, as well.

 

Take it from someone who knows!  And, I really want you to be much happier than I am right now.

Ron,

My specialty is vacant land adn new construction and Quiet title from tax deeds.

I have told every single buyer who wants to save $300 and skip title work here is the best example...

You buy the lot.  You save $300 by skipping title work.

You build a house.  2 years later you are in your new home and the old owner of the lot comes by and sees a house on his lot.

He files suit.  He wins your house or a hefty settlement to property turn over title to you.

Was it worth it to save $300?

This is a REAL EXAMPLE!!!

Hopefully, this will all come to a close soon.  I can't believe that a piece of land takes longer than six weeks to close.
