Yes, It's Safe To Tell Me Your Strategy

When it comes time for a buyer to write an offer on a house, or when a seller receives one, it's time to talk strategy. And the first thing I like to do is remind my client that because I represent them, we can safely talk strategy.

This means if the buyer tells me they could go up to $200,000 for a house, but what they want to offer for this house s $170,000 - well, that additional amount they could spend is our secret. I don't give the listing agent the slightest indication that they could & would pay more for the house. Nor do I say how much they love the house and have to have it. And I don't mention that they're kind of desperate to buy something because they're living in a hotel with their 3 kids & 2 dogs. No, those little facts are just between my buyers & me.

Because I am their agent and am representing their best interests.

And if I'm representing the seller, I don't mention that if they don't sell soon they may be unable to keep paying their mortgage since one spouse lost their job. And I don't mention that they're selling because of a job transfer or a divorce or some family medical crisis. No, nothing that might convey that they are really desperate to sell is going to get shared with any of those agents bringing buyers. Or if they've just told me that on Monday they want to reduce the price $10,000 and then we get an offer Saturday that's within $5,000 of asking price - nope, mum's the word!

Because I am their agent and am representing their best interests.

And when you are acting in the best interest it's called providing fiduciary duties, and one of these duties is confidentiality.  Absolutely.

Nancy, good topic to discuss!  Confidentiality, is of great importance when you are in an agency relationship.  Having a "strategy" can be simple or as complex as necessary to satisfy your client's agenda!!  Important to have a strategy!
