North Scottsdale November Homes Real Estate sales were 58, down -24.7% from 77 in November of 2012 and 20.8% higher than the 48 sales last month. November 2013 sales were at a mid level compared to November of 2012 and 2011. November YTD sales of 812 are running -0.9% behind last year's year-to-date sales of 819.

North Scottsdale Homes Prices

The Median Sales Price in November of North Scottsdale Homes was $679,500, up 29.3% from $525,500 in November of 2012 and down -7.4% from $734,000 last month. The Average Sales Price in November was $745,389, up 1.2% from $736,602 in November of 2012 and down -33.9% from $1,127,533 last month. November 2013 ASP was at highest level compared to November of 2012 and 2011.

North Scottsdale Homes Inventory & MSI

The Total Inventory of North Scottsdale Homes  available for sale as of November was 638, up 5.3% from 606 last month and up 11.5% from 572 in November of last year. November 2013 Inventory was at a mid range compared to November of 2012 and 2011.

A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The November 2013 MSI of 11.0 months was at a mid range compared with November of 2012 and 2011.
