New Construction is once again on the rise in Macomb County and many home buyers are leaning toward purchasing new construction. Some buyers just want a home that was custom built for them with the ability to pick all the options that suit them. When buying a new construction you become part of the home building process and this can be very exciting and also at times frustrating.
With the excitement of buying a new home comes a flood of emotions, and many buyers just stop into a subdivision they would like to live in and find a home model that suits there needs and signs a purchase agreement with the builder and hope all goes well. Sometimes all does go well and sometimes it does not. Here a few things you may want to consider when buying a new construction home..
- Builders are building a house to make a profit. Plain and simple, just like anybody else they need to make a living.
- Even if a builder has hired a real estate agent, keep in mind that that agent works for that builder, NOT FOR YOU. And neither the builder or the agent will be making decisions clouded by emotion.
- Buying a home is the single biggest investment most of us make. Shouldn't you be represented in this process? Having somebody in your corner that is working in your best interest without the emotions of buying that new home is crucial.
- Builders already have built into their pricing compensation to pay commissions to a buyer's agent. Builders also will not drop the price of the home even if you are not being represented because they do not want to cut their own throat on the next home they build.
Don't get me wrong, I'm not saying builders are out to get you. What I am saying is that it is in your best interest to have representation. Somebody that has the expertise and knowledge to negotiate and communicate your wants and needs for you, and give you all the information you need to make what you envisioned a reality.
So if you are thinking about having a new home built just for your family, let your first decision be your best and call a local agent that will be in YOUR corner. Find an agent in you area.
