Homes sold in Norwell - November 2013

By
Managing Real Estate Broker with Brad MacKenzie

49 Wildcat Lane, Norwell

In Norwell, Massachusetts, sales have slowed, and last month's average sale price was low compared to the trend. The prices paid per square foot were below trend also. Surging prices this summer have been offset now in the slower winter months. With a small inventory, sellers remain in a strong position, but note that most of the recent sales came from homes that had been on the market for only a few months. Buyers with a pre-approval in hand will be in a good position to act when a properly-priced home they are interested in purchasing comes on the market.

Brad, My market has cooled down with the weather. I am expecting it to pick up right after Christmas. I hope yours will respond too.

Yes, Debbie, it feels like it will.  This winter lull is normal.  Norwell is following it's normal seasonal trend closely. Some other towns nearby are staying a little busier than normal for this time of year.

Thanks, Jennifer!

Great job on this market report and it looks as though for the most part the news is good! We are slower now too but I have a ton of listing leads for first quarter so I need the rest:)

When the average transactions happens in less than 90 days, that is pretty darn good. Nice job with the report, real easy to understand.

Make it a great weekend!

Great, Barb!  I look forward to congratulating you often in the spring!

True, Joe. The properly priced homes go quickly, especially when the rest of the market is slow. Buyers are out there, ready and waiting, but they know what the values are, and seller's agents do their clients no favors by overpricing in this market.
