In Norwell, Massachusetts, sales have slowed, and last month's average sale price was low compared to the trend. The prices paid per square foot were below trend also. Surging prices this summer have been offset now in the slower winter months. With a small inventory, sellers remain in a strong position, but note that most of the recent sales came from homes that had been on the market for only a few months. Buyers with a pre-approval in hand will be in a good position to act when a properly-priced home they are interested in purchasing comes on the market.

Yes, Debbie, it feels like it will.  This winter lull is normal.  Norwell is following it's normal seasonal trend closely. Some other towns nearby are staying a little busier than normal for this time of year.

True, Joe. The properly priced homes go quickly, especially when the rest of the market is slow. Buyers are out there, ready and waiting, but they know what the values are, and seller's agents do their clients no favors by overpricing in this market.
