I talked to the couple about a year and half ago at a party. The guy worked with my husband. It was a time that they could have bought a great house for what they qualify for. I got the call while I was traveling! They were ready to buy a home. I sent them to my loan officer and they qualified for exactly where they thought they would. We set up a meeting for yesterday...
Frankly I was a little concerned because the market(in their price range had gone up at least 20-30%. I didn't want to disappoint them. Well I did my homework. I even drove by over 1/2 the homes on my way to work. Before we left my office we had a talk. I wanted them to know what to expect and I wanted to know what they needed (location, yard, etc.).
I was a little afraid they needed to be in walking distance to Boise State but a good but a bus route was good enough. They are also expecting their first baby so a yard is important... I told them to pick 5 homes to see of the ones I pulled (I had about 20). We would see these homes and then see more on Sat. (my buyer has the last day of classes today).
The first home was disappointing. Then we went to the next one. It was tired but cute. It had real potential to become this families first home. It was even in walking distance to the University! Then we found an even better home close to the new maternal grandparents. It had nice large bedrooms plus a great family room addition. It was also tired but the neighbors looked like they took care of their yards. This looked like a good place for a young couple to start raising their family.
Both the future mom and the diabetic real estate agent became hungry so we went to lunch. It was great.
Truth to tell this is my favorite type of sale. Someone buying their first home. I have the patience and I remember that they need time to understand the market. When this agent bought her first out her Mother had to come to Boise from New York to advise her... My husband was a young professor at Boise State University and I was a lecturer in Chemistry. I plan to take them out twice more before I think about asking if they want to bid.
I will have fun with this young couple and find them a good home!
