How much education does your Realtor have?
After completing 2 courses totaling 90 hours and passing a state exam in 2012, I was given my real estate affiliate broker license. Even though you take the course and pass the exam there’s still a lot about real estate that you don’t know. I wanted to learn everything I could so that I would be able to serve my clients in the best way possible.
I have completed all of the classes offered at our local MLS office to fully understand the software used to search for listings and evaluate the local market. In addition, I have taken classes to learn how to use Transaction Desk (an electronic document software program that allows for electronic signatures), a HUD statement class, a Tennessee Wood Infestation class, How to Sell HUD homes class, Mortgage Fraud class, and the Tennessee Real Estate Commission Core course. Just last week I took 2 more courses: a Tax class and What every Realtor should know about the Home Inspection Process. The Tax class was sponsored by Martin Bennett, a mortgage lender at FirstBank. Jason Grubbs, CPA, discussed how I as a realtor can benefit from certain tax deductions. He also listed ways that buyers can benefit, such as, deducting points paid to obtain a home mortgage, no matter if the buyer OR seller paid these at closing. The Home Inspection Class was provided by John Watkins of Nashville Home Inspection. Although I’ve attended several home inspections with my buyer clients, I know there’s always something new to learn. You should check out John’s website and view his videos. It is amazing what he finds during inspections. He also stresses that new construction homes should be inspected. He will also inspect a new home at the end of the first year to provide you with a report for the builder to make repairs before the first year warranty period ends.
Every 24 months Tennessee Realtors are required to take 16 hours of continuing education. My total is 41 hours to date. I plan to become an Accredited Buyer’s Representative in early 2014, which is another 16 hours.
