Worthless venting. If it's wrong, why vent. Home inspection Hobbs N.M.

At Desert Sun Home Inspections in Carlsbad, New Mexico.

It's all about the homes condition when we inspect a home. There are a number of inspectors out there who do not inspect a home in it's entirety.

At Desert Sun Home Inspections we do just that.

When we get the call for a home inspection we don't know who has been to the home in the past nor do we care. We are there to do a home inspection for the buyer or seller and that's what we do best.

We met the agent and buyer at this home. They were anxious to find out if there were any issues with the home. They wanted this to be a fast closing.

The home was inspected just two weeks prior by a local inspector. The issues listed were very minor and the home was said to be in very good shape.

I didn't know the home had been inspected till after the inspection I did was done.

Then the Realtor told me the home had been inspected for a different buyer last week. But the buyer backed out when they saw things not listed in the report.

I told then that all inspectors inspect differently. I do the same inspection on all homes.

Here are a couple of the things not listed in the previous inspectors report.

The soffit venting is partially blocked off.

This vent is partially blocked off. Not to mention it looks like a very bad install.

The we have the issues of the ridge cap damaged and the venting that was never cut out for the venting to work properly.

Cap damage and venting not cut out.

These issues were never in the "Other report".

This was just a couple of things that were not in the other inspectors report. There was a number of other issues.

Remember when getting a home inspection, get references and the most experienced inspector you can.

Clint, I so hear you and the home inspector on the job yesterday was great for the buyer who came into my listing...unfortunately he showed things that the other home inspector had no clue about when the seller bought the home...thank goodness it hasn't killed the transaction.

Clint, in my area where we have a thing called "rain" most roofers will cover the entire ridge and roof with underlayment and wait to cut out the opening until they are ready to put on the ridge cap--I guess sometimes they forget or don't care.    No idea why they would pretend there is rain in your neck of the woods

They do the same thing here. They tend to forget the underlayment when installing the ridge venting caps. Contrary to popular belief we do get rain here in the desert.

All inspectors are different in the way they inspect a home. Many are trying to limit the liability issue by not inspecting items like the roof and the HVAC system.

I inspect everything in and on a home. One and done.

This causes tress for the buyer waiting for these inspections to get done.

Clint, Your reports are very thorough and the buyer knows that you have gone over the home with a fine tooth comb. Others may cut corners or not know what they are doing

Clint, all inspectors are not created the same, definitely.    You definitely are a very thorough inspector, and the buyers should be happy!

I try to give the best home inspection I can. I want the buyer to be happy with the report and if they are not happy I find out why. but then I have only had one client that was not happy. But they did buy the home.

That ventilation shot made me wonder about the stucco work that was done Clint, it didn't look very professional.
