Your Video Channel For Real Estate | High Views Or Not So Much?

You are a real estate professional, set up your You Tube marketing channel and then what happened?

Like a garden, weeding, feeding, watering has to happen consistently. And a plan for the youtube video logomarketing just like any blog, website, social media platform. To promote the local area. The property listings in it any agent, broker, REALTOR needs to sell.

So why is the channel on You Tube not getting attention from travelers out on the high speed information highway?

To get people to put on their blinkers, slow down. Stop in, revisit and subscribe to your real estate video channel?

For starters, if the channel is not wired to detonate, give the videos a heck of a ride for the marketing fireworks, it won't matter how helpful, varied and easy peasy the channel is for the information transfer. Secondly, what are you broadcasting, putting online in your video channel/ Worth listening and watching if pretty much everyone around you is some kind of busy in their overbooked life?

Don't connect. No views happen.

They come, they flit. They never return back to the channel.

If the entire approach to the video channel is me me me the agent, broker that is the greatest, the overnight ratings stats just don't show up high on radar.

If your channel is not geared for the viewer, listener, no audience builds, returns for more. If you turn the video camera around and shoot loops of the local community events, then you are being helpful as the tour guide for the zip codes you cover. You are the cub reporter with eye witness news. Were there and so was anyone in the audience wondering what is it like there? Let the local events do the talking, not you.

Will get from you or someone else in your market giving them what they sit down, order up.

Real full motion videos with natural sound that is forty percent of the experience. Not a slide show, no Kenny G background filler music. Those waste time. Are not real estate videos. Good morning Andy.  I am working on my YouTube audience as well.  Many balk but I've listed, sold and closed two homes this year due to being found via YouTube.  I will continue onward.

Cindy ... Lots of media streams but video done right is the star closer. Pitching using sight and sound and not just words, a few images. We are a visual society and want to be take to the scene of the er... prime real estate.

John ... It really works and listen less to others who don't have you tube channels and wished you would stop doing video too. The buyers are not just local and out of the country video real estate sales happen to expand your market.

Video is such a large reason that viewers come on the internet, and a good reason why they stick around. Having a presence on youtube will be very important moving forward. I see a lot of Realtors with a handful of views on their videos, like myself, and 2014 is going to include a lot more video for me!

Bobbie ... Your buyer just sat through the images you post. And when he or she toggles the video, the expectation is oh good. A tour to save me time, gas and travel delay when out of town, state, country. Then here comes the magic mushroom experience of in and out pulsating, gyrations of the same images. Twice baked potatoes are good. Slider show video not so much.

Andrew ... The neat things that make your local community great, unique, start with those for a following. Your pride for your local area will show and you sell yourself on how lucky you are to live, work and play there. That passion spills over in the marketing excitement. Video is real motion, breathes life into your community and makes it real, at 30 to 50 "pictures" per second. Not static and a handful of photos to do the most important selling, buying a big ticket item.

Thanks for this excellent information about using Video and your YT Video channel, there is just so much to it to get video to look right, that often we just forgo it and go with photo's.

Peter ... The video all by itself causes sales. Pictures would not alone. They come with a learning curve and you have to edit to make it quicker paced and can not clod hop through a place without your buyer having an overdose of Dramamine for motion sickness. Editing a real estate video now with drop in loop of deer eating apples, white tail running, moose with nostril steam dropped in for the flavor. Real estate is emotional and showing what happens at the property is important for the buyer to see himself buying the listing.

You have certainly embraced video Andy, and you do it very well.

My few videos are still at the amateur stage, yet google seems to find them and put them out there so apparently they are doing the job, hopefully this year I will significantly increase the amount of these important tools that I post.

If it was easy everyone would be doing it and when you black belt improve there are not a lot of other real estate professionals with the Gatling gun weapon that gives you an unfair advantage.

Sondra ... Good for you. The horse in the box stall being lead line led to the paddock, or secured on both sides of his or her halter as the blacksmith works on his feet with the time for new shoes. Or kicking up their heels in the back forty pasture during a sunset with crickets and birds chirping, singing. Video picks up the thunder of their hoofs and the viewer, listen is at the property you want to sell, just listed. Is thinking they should be riding that horse on the trails...wouldn't it be nice...(sigh)

Real estate is emotional and you have to get them to the property. When they are states, countries away and the delay that holds up the show is making time, take an expensive trip and scheduling... hello. Video takes care of all that. Not a slide show with filler elevator music or tinkling ivories...sounds captured at the property, full motion video...it works so well.
