As a Seller: Should I Be There for the Inspections and Appraisal?

This is a very popular question sellers ask once they are under contract. The buyers have a 10 day inspection period once there is a fully signed and executed contract. The buyers then have the opportunity to schedule any and all inspections during this 10 day period. This usually includes a home inspector, termite inspector and possibly other specific tradesmen or contractors. 

In my experience, it is best that the seller is not there during this. The inspector is busy and on a time crunch so having someone follow him around is not ideal. Typically the buyers meet with the inspectors right after completion to discuss and even show the buyers their findings. This appointment can last up to 3 hours, depending on the size of the home.Having the sellers at the home during this time may cause confusion or even offend them as inspector shows the buyers the possible repairs needed or recommended. 

This is the same reason that I recommend that sellers leave their home when there is a scheduled viewing. That way the buyers can speak freely about the home and feel more comfortable in it. 

The sellers may have an opportunity to receive the inspection report if the buyer agrees to forward it on.  I understand this can be a nail biting experience wondering IF and WHAT repairs are needed but just hang in there. It’s only a 10 day inspection period.

As for the appraisal, this usually lasts no more then 1 hour. This can go either way. I have had situations where it was beneficial that the sellers were there to answer questions the appraiser had.  I recommend being there especially if there have been many changes and improvements to the home. Make sure to be very polite and stay out of their way.
