What Appliances Are Included in the Sale of a Home in Indio CA
One of the first questions home buyers ask me when we're looking at homes for sale in Indio, California, is what appliances are included in the sale of a home. The California residential purchase agreement includes all existing built-in appliances with the purchase of a home. This generally includes the oven and cook-top, an attached microwave, and the dishwasher.
Home buyers are frequently surprised when I tell them the sale of a home does not include the seller's refrigerator or the washer and dryer. These appliances are considered personal property of the seller; however, the seller may choose to include these appliances in the sale of the property. BUT the appliances would need to be included in writing on the purchase contract!
Just because something is advertised on a property flyer or other marketing materials as included or excluded, does not mean it's included in the purchase price or excluded from the sale of the property UNLESS it's specified in the purchase agreement.
Some home buyers can become really attached to something they see in the house. It's always best to discuss the item with your Realtor and whether or not the item needs to be included on the purchase agreement.
Another big item excluded from the sale of a property is any audio or video controls, including flat screen TV's and speakers if it is not itself attached to the home, even if a bracket or other mechanism attached to the component is attached to the home.
Items that are automatically included in the sale of a property in Indio unless otherwise noted on the purchase agreement include existing window coverings, ceiling fans, gas logs and grates for the fireplace, and garage door remote controls.
