Maggie Valley, NC closings during 2008 have screeched to almost 50% fewer closings than during the same period of 2007. Average listing and selling prices for the closed transactions are down approximately 27% as compared to the same period of 2007. It appears that pricing of some of the 237 active listings today in Maggie Valley does not reflect the true and realistic numbers indicative of today’s market; i.e., some, if not many, of the present listings could be ’somewhat overpriced’ for today’s market.
