How to buy a home in the South Bay
First off, congratulations on wanting to purchase your first home in the South Bay. I can't think of many better places to live in the world. Buying a home will be one of the most exciting times in your life. By walking you through every step of the process and being there for you before the transaction, during the transaction and after.
Now, let's get started. First step:
You meet with the Tyndall Team and they explain the current climate of the real estate market. They explain in great detail how the home buying process works. You discuss what matters to you in your next home.
Next step is for you to meet with a lender. If you don't have one in mind, don't worry. The Tyndall Team has names of very knowledgeable local lenders they have successfully worked with before. With over 30 years of combined experience, the Tyndall Team knows who has a good reputation in the business.
You get pre-approved (if you haven't already)-------unable to qualify?------develop new plan.

A pre-approval letter is issued to you. You give a copy to the Tyndall Team so they can keep it safe in your file.
Now is the fun part! It's time to go shopping! The Tyndall Team takes you around to tour homes on the weekend, after work or whenever you have time. The Tyndall Team shows you homes that are on the multiple listing service and listed by various agents and companies. In addition, the Tyndall Team shows you homes that are not yet open to the public. These homes are called "pocket" listings.

Then...
You fall in love with a home.
You sit down with the Tyndall Team and write a offer.
Offer is accepted----------------------------------Or------------Offer is not accepted?
Escrow is opened Start shopping for a new house
You deliver your good faith money

You have a home inspection and any other areas of the home inspected you wish. The Tyndall Team provides you with a list of inspectors to best suit your needs. The Tyndall Team will be there by your side during the home inspection and throughout your home buying experience.
After we receive the written report from the home inspector, the Tyndall Team will negotiate repairs you would like done with the seller's agent. All homes are sold as is.
Meanwhile at escrow:
Title is opened
Title research is done and title insurance is issued
Loan goes to underwriting
Appraisal is requested
One of these may happen:
Conditional loan approval---------OR----------conditions not satisfied---------escrow canceled
Final loan approval when conditions are cleared.
We will schedule a final walk through of the property to make sure the home is in the same condition it was when the offer was accepted. At this time we will walk through the home and see that any repairs you had requested to have done have been completed in a satisfactory manner.
Loan docs are issued and signed by you.
Loan docs are reviewed.
Funds are released.
Title recorded with county.
Congratulations! You are now a proud homeowner living the American Dream! Now you celebrate! The Tyndall Team will meet you to give you the keys to your new home.
Don't forget to change the locks and switch the utilities into your name! Send your family, friends, D.M.V., health insurance provider, etc. your new address. The Tyndall Team will provide you with a moving checklist if requested.
