I am a Laveen realtor, and have been one of the realtors working and living in Laveen for about 10 years now. Every so often I go to a listing presentation, where sellers are considering multiple agents for the job of selling their Laveen home. Just this past week, a seller asked my opinion on whether is was a good idea to go with a local Laveen Realtor, or one of the other realtors not really specializing in the area. GOOD question
As realtors, especially those realtors with some years under their belt, we all have the experiencenecessary to go in and determine value of the home. Unless the home is truly unique, with not many comparables to go with, then determining value can be done by most any agent in our Valley of the Sun. So in short, sure most agents will get you ball park of the range you'll need to list your home. I would argue the difference would be that a local Laveen realtor would know the area market better, and understand the best strategy to price home in the area.
As realtors, we all know how to market a home. Yet I would argue that a realtor working in the Laveen area would also know the demographics of the area, and what works best to market a home. As an example, there had been a lot of California and Canadian buyers in the area a couple years back, knowing how to best attract those buyers is important to know. If done correctly one can really zero in on most likely buyers and market to them as well as the normal marketing one does. Also, the area also has a high density of hispanic home owners and buyers, so having a bilingual agent is important. Not having one could limit your target audience.
As realtors, we should be available to show the home and meet clients easily. Would it make sense for a Laveen realtor to list homes up in Flagstaff? It is a two and one half hour drive just to get to the city. If a potential buyer wants to see the home you likely would have to make special arrangements to see the home, and it could take days! Now this is an exageration, but I know agents living easily an hour away on the other side of town, that might have a listing in the area. As a Laveen realtor, I am readily available to show homes within a very reasonable amount of time, and to meet my sellers very easily.
I think when it comes to specializing in an area, it really helps to live and work the area. I may be a little baised, but isn't it better to use someone specializing in an area? I think so. A Laveen realtor likely will also have buyers specifically looking to buy homes for sale in Laveen.
