Move in condition, what doe's that mean anyway?
Desert Sun Home inspections in Carlsbad New Mexico,
wants you to buy the home you are wanting inspected. I don't want to kill a deal.
If the safety of the homes occupants is compromised.
Then the home is not move in ready. Think about that statement.
You could "Move in" to any structure, but what about the safety issues that may be in the home at time they buy a home?
On this recent home inspection the MLS sheet says the home is very nice and move in ready.
In my honest opinion the home was not pre inspected.
The issues if any were not addressed.
No repairs or modifications were made to the home for the new owners.
Safety concerns were not addressed.
In my opinion, this home was not a "Move in ready home".
Here is just a couple of issues I found when inspecting this home.
Number one thing I found was the water heater venting was not even attached to the vent properly spilling C O into the home.
The water heaters exhaust needs to be reworked in order for this water heater to be safe.
Then there is an issue with the attic access door. There is no attic access door.
The next issue is with the furnace.
Take a look at what I found when inspecting the furnace components.
You can see in this picture what is wrong with this shot of the furnace.
The furnace's electrical service has been spliced with no junction box.
Also the shut off for the gas supply is inside the furnace. not on the outside for easy access.
This furnace compartment was so small for this furnace they installed it and did not have room to get the shut off to the exterior of the furnace body.
This was just a small list of safety concerns with this home. I will not even mention the FPE panel OYE.
Missing smoke detectors ETC.
Is this home actually a "Move in ready home"?
