On Sunday, I did an open House in Garden Grove, CA The property had gone on the MLS the day before on Saturday. I place the open house on the MLS, which of course goes to Zillow and other
websites. But I did no other marketing. I prepare 50 flyers. I put out 7 directions signs. That was it no other maketing or promotion of the open house. Then the rush began. I had 50 flyer gone in 60 minutes and people keep coming. 50 flyers gone! Normally I am good at getting people to sign the guest book, But not this day, with this many people it was just crazyness. The open house was planned for 2-4 pm.
I did in advance print Purchase Agreements up before going and stayed focused enough to hand write two offers on the house.
Love them or hate them open houses change over time depending on the market and the specifc location. This was a crazy but profitible one.
One thing I am trying to establish in my residential business is getting professional pictures of the homes. But with the homes selling this fast you don't even have time to get the pictures taken.
