Are you planning on remodeling your Northern Virginia home? This blog lists the updates and renovations that may return the biggest payoff for you. Keeping these tips in mind can definitely work in your favor with potential buyers, even if you don’t plan to sell until much further down the road.

The number one feature buyers are looking for is privacy from neighbors. Everyone likes a place that is off by itself with no neighbors in sight. Even if you have other houses close by, using trees or shrubs, or even just a fence around your patio, can really increase a home’s privacy.

Energy efficiency can be an immediate savings for you right now, and it’s very important to buyers as well. Some fairly easy projects that have a solid return are insulating the attic, installing energy-efficient appliances and lighting, and sealing air leaks. Since energy costs are rising so quickly, fixing just a couple of things won’t be enough. Try to improve at least four areas to guarantee that you’ll see a change in your bills. Hold on to any manuals or information that comes with your new features, too. These can come in handy to put on display when you do sell.

The 2013 Profile of Home Buyers and Sellers recently published survey results noting that 14% of buyers bought a home that was suited to a multigenerational family. With more children over 18 moving back in with parents, and the cost of caretaking for aging parents rising, it’s becoming more and more common for multiple generations to live together. Something like opting for that full bath in the newly finished basement could boost your resale value later on and give you a bit more leeway now.

People are currently staying in their homes for an average of nine years. Avoid having to redo your remodeling project again later by keeping long-lasting marketability in mind. Find a unique style that works for you, but make sure that it’s not something that is so dramatically different that it may put off potential buyers.
