2013 Homes sales in Halifax, Massachusetts

79 single-family homes sold in Halifax in 2013, after spending an average of 92 days on the market at an average price per square foot of $155.

Home prices are up about 4% from 2012, but prices in 2012 were slightly lower than their longer-run average. 2013 prices were only 2% higher than the 5-year average.

The average home size, the number of days on the market, and the price paid per square foot have all been remarkably steady over the past one year, two years and five years.

Only 10% of all sales are for $400,000 or more, and two-thirds of all sales in Halifax are between $200,000 and $400,000. Two homes sold for more than $500,000 in 2013, but that's better than average: five homes have sold for $500,000 or more in the past five years. 

During 2013, 56 homes in Halifax failed to sell -- their listings were withdrawn, cancelled or expired, and were not put on the market again -- after spending an average of 143 days on the market at an average price per square foot of $173. The highest priced home that failed to sell was listed for $475,000. (This number doesn't count homes that haven't sold and are still for sale.) Compare these numbers with the same statistics, shown above, about homes that did sell.

Sellers need to be very careful to price their homes in line with comparable values to get a sale. While this is normally true of any market, it is especially the case in Halifax, where values are steady, flat, even -- and well-known because they haven't changed in recent years. 

Buyers, with pre-approvals in hand, should be able to find a great home in this fine town, with enough time to properly consider all the alternatives and specifics about their new home.
