I was having breakfast yesterday with another agent in my office. She has been in the real estate industry for 30 years and is a lot of fun to be around. I could learn a lot from her. She doesn't push herself as hard now as she used to but she does invest in properties. She buys single family homes, fixes them up and rents them out. She has no trouble renting them out, and with very little advertising!
I think I would be afraid to invest in a single family because when it is vacant, there is nothing else to help pay the mortgage. With multi-units, there is other income to help.
Any other thoughts on single-family vs. multi-units as investments?
