CAN YOU DO IT ALL?
I knew nothing about any particular thing and I thought having a license allowed me to do anything Real Estate with it. Well it does but can YOU do it...I mean everything with it? They don't teach or tell you that as part of the licensing procedures. You are licensed to do all
WHAT TYPE OF AGENT AM I?
I tried working with buyers. It didn't line up with my skills bank. Lots of work, no guarantees of results and patience levels pushed to the roof. It is not the customers fault. NO. It is just me finding out I was not a buyers agent. Subsequently I learned to help consult, review paperwork and refer out buyers with few exceptions. Couldn't do full service here but part time service
NOW WE ARE GETTING SOMEWHERE
I tried working with sellers. Excellent results as my marketing skills came alive, my commitment and focus went to work and my ability to finish what I started and bring home the bacon proved to be my niche. This realization came from the doing of it...Rewarding for all concerned. Full service here
CAN BE DONE BUT...
I tried doing income property but didn't like having to do the analysis at the time on cap rates, 1031 exchanges, dealing with tenant issues, maintenance and cost breakdowns. I can do it but the ole heart wasn't in it and after a while that shows up too. Part or no time service here
DOABLE BUT NOT CALLING ME
Commercial property involved tenant improvements, pro-forma analysis, long term leasing, and in a short while I knew this wasn't for me because I didn't shine when doing it. It required effort and I knew what I did best was effortless if my heart and mind lined up with the services. Part or no time services here.
MISCELLANEOUS CAN DO'S
I have also done hard money loans, property management, appraisal work and loan modifications because my license says I can. But I find myself listing and managing now a days with a buyer consultation or two-thrown in...Here is the surprising aspect of it all.....READY?
FIDUCIARY DEMANDS THIS
The potential client, the principal that will soon become your fiduciary doesn't know what your specialized field of endeavor is. They assume you can handle everything. They don't know otherwise until we say something. AND...might I add that we should say something to this effect: That there are arenas that I can give some, part, none, and full time services.
