When Realtors want to take over the inspection process.
I had a new buyer call me for a home inspection here in Carlsbad. That's right, here in town. I don't get many of these calls because the local Realtors tend to take over the home inspection process when representing the buyers. In many cases they simply say we will handle all the calls. In many cases the buyers don't know any better and say "OK".
Now to the point.
The buyer called me for a home inspection. we had a lengthy conversation on what I inspect when inspecting a home.
I told her I inspect the entire home.
"What about the roof"? Yes I inspect the roof as well.
"What about the Plumbing"? Yes I inspect the plumbing system even in a crawl space if present.
"Now do you inspect the electrical to and within the home"? Yes I inspect the entire electrical system of the home.
"Now what about the heating and cooling on the home"?
Yes I inspect this as well.
"Really? The reason I am asking all these questions is that my Realtor told me that there is only one inspector in town and after the home inspection there would need to be additional inspections on the home as follows,
An electrical inspection, a plumbing inspection, a heating and cooling inspection and a electrical inspection these would all cost me for these inspections. Totally up to right at a $700.00 for all these extra inspections".
"Your inspection is not even half that amount."
I told her I had no answer for the extra inspections except that the home inspector she was wanting to use must not do these inspections as a standard operating procedure when inspecting a home.
To make a long story short, I got the inspection and did it a day after Christmas.
The Realtor was there to let us in and before she left she was talking to the buyers about the damage to the roof.
She said in front of me this "I see there is damage to the roof, you will need to get a roof inspection to tell the extent of the damage. You want me to call someone to get this taken care of." Saying a big "NO" in my mind the buyer said no they would handle it.
This all comes down to making ONE CALL.
If the realtors would call Desert Sun Home Inspections. then they would only have to make one call.
Why make all these extra calls and added expense to the buyers when One call and it's done.
