When Realtors want to take over the inspection process.

When Realtors want to take over the inspection process.

I had a new buyer call me for a home inspection here in Carlsbad. That's right, here in town. I don't get many of these calls because the local Realtors tend to take over the home inspection process when representing the buyers. In many cases they simply say we will handle all the calls. In many cases the buyers don't know any better and say "OK".

Now to the point.

The buyer called me for a home inspection. we had a lengthy conversation on what I inspect when inspecting a home.

I told her I inspect the entire home.

"What about the roof"? Yes I inspect the roof as well.

"What about the Plumbing"? Yes I inspect the plumbing system even in a crawl space if present.

"Now do you inspect the electrical to and within the home"? Yes I inspect the entire electrical system of the home.

"Now what about the heating and cooling on the home"?

Yes I inspect this as well.

"Really? The reason I am asking all these questions is that my Realtor told me that there is only one inspector in town and after the home inspection there would need to be additional inspections on the home as follows,

An electrical inspection, a plumbing inspection, a heating and cooling inspection and a electrical inspection these would all cost me for these inspections. Totally up to right at a $700.00 for all these extra inspections".

"Your inspection is not even half that amount."

I told her I had no answer for the extra inspections except that the home inspector she was wanting to use must not do these inspections as a standard operating procedure when inspecting a home.

To make a long story short, I got the inspection and did it a day after Christmas.

The Realtor was there to let us in and before she left she was talking to the buyers about the damage to the roof.

She said in front of me this "I see there is damage to the roof, you will need to get a roof inspection to tell the extent of the damage. You want me to call someone to get this taken care of." Saying a big "NO" in my mind the buyer said no they would handle it.

This all comes down to making ONE CALL.

If the realtors would call Desert Sun Home Inspections. then they would only have to make one call.

Why make all these extra calls and added expense to the buyers when One call and it's done.

Remember that estimates are free.

Have a great year end everyone and an even better 2014.

Thank you for all the support all year long in the Active Rain Network. I can't thank you enough.

Hi Jill,

This has been going on here for a long time. I bet the companies that get called to come out make a lot of money over the course of the year.

Have a good day and a great 2014 on Long Island.

Hello Michelle,

This is true. But I don't ask for another roofer to look at the roof unless there is a lot of damage. I list the repairs needed and let the buyer make the judgment call.

Have a good day and a great 2014 in San Jose California.

Hi Rosie,

I am thinking she was trained this way and it's the way they have done things so long in that office. Better to make one call or let the buyer make the call.

Have a fine day and a great 2014 in Sugar Land.

Hi James,

I don't know, these local Realtors are really hard to get them to change the ways of doing things.

Have a nice day and a very good 2014 in Rogers my good friend.

Hello Tom.

That's a good call right there. Let the inspector handle the inspection then if needed call for support.

Hi Ginny,

They were really happy when I said I could inspect the entire home when I was at the home.

Nothing more to do. I saved them about $300.00 plus.

Have a good day and a nice 2014 year ahead in North Kingstown.

Hello Sheila,

Just get the home inspection completed by a real professional. Then problem solved for all the extra inspections and costing the buyers a lot more money.

Have a good day and a very good 2014 in your area.

Clint, your area seems to have some less than competent and caring Realtors! Stick with the challenge!

Clint, WOW, that would be a huge disservice to the buyer.    My inspector inspects everything also, and we do the inspection objection from his inspection.

I provide a list of inspectors and that is it - no calls ever. If there is a roof issue the inspectors here always recommend further evaluation (mostly as a CYA thing I think).

Hi Wayne,

I think it's more of being a less informed agent. They need a little training.

Have a good day back in Fort Myers.

Hi Joan,

That's what I offer. Simple and to the point. Other agents really like the one stop shopping for a home inspection.

Have a nice day today in Denver.

I provide a list of options. Once they call the inspectors and choose one, they will make the appointment that is convenient to their schedule and let me know. I try to be there for the review as I can get the relevant documentation for the repair request remedy if necessary and get it to the listing agent as soon as possible.  It is dangerous for an agent to make those decisions for the buyer, yikes.

In years gone by we have known of agents who wanted to control who did the mortgage, the appraisal, the inspection and the closing.  Continued Education has lessened that practice, and that is good.  Like dual-agency, buyers and sellers are better represented when their agent focuses on representing the client is their own area of expertise.  "Jack of all trades, and master of none" is not part of professionalism.
