Utility room without a view. Keep your pipes protected.

At Desert Sun Home Inspections in Carlsbad New Mexico.

We point out any problems that could be an issue for the buyer or seller depending on who we are inspecting for.

On this recent home inspection for a Buyer. I found the utility room for the washer and dryer in the garage.

This is not uncommon in newer homes. But this home was built over sixty years ago. At that time they were not accustomed to having the washer and dryer inside the home, let alone a dedicated area for those appliances.

The issue was to find a place for the washer and dryer.

"Let's put them in the garage".

Only a couple of issues with that way of thinking. The garage had never been completed. Its just a framed strucure wirh a roof and siding. No insulation and no finished ceiling or sidewalls.

Un finshed garage/ utility room.

Talk about getting hot in the summer and really cold in the winter. I am not a fan of corrugated siding. Not even on a roof.

But the garage area is what it is.

Take a look at the dryer and the way it has been connected to the gas supply.

Gas dyer connection.

This dryer gas line is Nine foot long. Laying in front of the water heater where it could be stepped on without any protection. the gas piping should have been re routed behind the water heater with new shut off valves. The existing valves are the old style spring backer valves. Minute leaks were found with the valves.

This water heater was installed in 1998 and is missing the upgrades as dictated in the IRC codes.

Gas line shut off.

The shut off is at the roof line just above the roof.

Like I said, I can't find anything about the shut-off, accept that on the roof like that it might not be considered accessible.

Even with a home inspector the sellers want to argue with the findings. But I stick to the report. Fix the issues or move the appliances.

The home has a utility room on the rear of the home that could be used for the water heater and the utility room. DUH.
