Relating with Sellers: I Just Listed My Personal Residence

If you've been in Real Estate for some time, maybe this is not so tough for you, but I placed my personal residence up for sale yesterday.  I've been involved in real estate now for about 8 years only 1 as an agent. 

I've sold numerous homes as an invester over the years and many over the past year as an agent, but I've found it extremly difficult to determine the value of my personal home.

I'm rediscovering what it's like to be emotionally attached to a home like our sellers are.  It's often easy to forget the way that a seller feels when they are trying to sell their home and I'm being reminded of it now.

Many of the struggles that we face as real estate agents when we are dealing with seller's are the direct result of these emotions.  We personally moved into this house when my son was only about 1 year old and it's the only home that he has known for the past 7 years.

I find this reminder extremely valuable as I will attempt to do better in relating to my sellers and their needs.  Maybe, when we begin in this industry it should be a requirement to sell your current home and move.  That would definitely keep it fresh.

Scott, I always have a tough time selling my personal residence. I have a friend do a CMA for me so that I can be a little 'removed' from that process. Funny thing for me is the contracts. One of my strong suits is contracts but when I receive one on my own property or write one when I am purchasing I become just a ball of nerves and get really stressed. I always have a friend in the office check them too!!

In one of my CRS classes the instructor was telling how he sold his own home--he listed it with another Realtor.  He said that way when his wife complained about showings, no brochures in the box, floor tracked up, he could just reply "Hey, call the Realtor".

Scott, I couldn't agree with you more!  I just listed my own home yesterday and had broker tour today.  It was such a strange feeling, almost like a proud parent as everyone is looking through every nook and cranny!  It is different though reconnecting to what it is that motivates a seller.  How exciting it is when someone calls wants to see it.  Best of luck to you!

Hi Scott,

It is always difficult to part with something you are attached to. That is an easy lesson remembered when you do your listing presentation. Take the extra time necessary to hear out those sentiments from the prospective seller. Obviously they have a need to place their home on the market. I try to make it a painless as possible for them.
