Homes are still selling and yours can too

Having recently returned from the Re/Max International Convention in Las Vegas I was priviledged to be among a lot of Super Stars that are selling a lot of property in this current market we are in.  The numbers I heard on awards night were staggering to say the least.  I even sat with a man on awards night that closed over 20 million in dollar volume near the Kansas City real estate market in 2007 where 25% of the homes are in foreclosure.

My point is that homes are selling everywhere USA.  People still get married, still get divorced, are still relocated in every market of this country.  Here in S.W. Idaho we have some tough markets in certain price ranges but every month homes sell in each and every price range, even the tough ones. The question we must ask is why does one home sell and another does not?

In my opinion we simply need to "Get back to basics" and tell our sellers what works and what does not.  We need to be very candid and let them know they have a fighting chance of selling their home if they trust us as professionals and they take some steps in preparing their home to sell.

I just wrote the newsletter "What Can I Do To Help My Home Sell"  I want to be proactive and "Get back to basics" and give my sellers the amunition they need to get give their home a fighting chance of selling.

Hi George, how very true.  The numbers are amazing.  Our company just held its' Annual Awards Ceremony and had many top Producers, including an Agent in my office who had 122 closed transactions last year, here in South Florida, an area that's not booming like it once  was, but like you said, there are always people who are in need of R.E. services.  By the way, congrats on your success!  You're not one to "toot your own horn", but something tells me you were one of the top producers at the Convention :o)

Sometimes the general public has the perception that no homes are being sold. Realtors know that this is not the case. Homes in all markets are still selling. Realtors do need to very candid with sellers especially to the ones that do want to sell their homes. The sellers need to know what exactly needs to be done to turn their For Sale sign into a Sold sign

George, yes the market is moving and is not a dead spot. Last year my personal production was above my goals and expectation. We must educate and be honest with the buyers and sellers. This market in its current condition will not last forever. Price the property correctly from the start seems to work best for me.

George, just read your related newsletter. You hit the nail on the head. I had a seller who thought their house was all that. You could not even see the house due to landscaping. Finally, he cut the bushes down and sold it in about one weeks time. The property sat on the market for a year. I had the list about 2 months  when we went under contract.

Very true, and I love your point 2 site. I had a seller refuse to take a 505 or even counter-back on a 525 listing. Now there home is work 430, yikes.

That Las Vegas convention is wild.  I was there two years ago and felt very little because I didn't have a huge award.  Glad you had fun!

Buyers are still buying but not very many.  The homes that sell here are the ones in good shape and priced aggressively.

People are always going to need to buy or sell regardless of the market just like you said in your post.  Your newsletter article is great and I really like the point you made about the market becoming weaker and weaker each month and lowering the price too late in the game does not always help.  Pricing it right from the beginning is key!

George -- I love your title.  It is soooo true.  I only represent buyers and I refer them out to some great seller's agent when they get ready to sell (and then buy another property with my representation).  In each case, I stress that I am going to give them the names of seller's agent who will tell them the truth -- and I let them know that everyone who has taken the advice of these agents have sold their homes in 6 weeks or less (even in THIS market)!   Hope you are doing well and that you are enjoying the challenges of the market.
