1. Since we can believe everything that's written on-line, it's fair to evaluate a Charlottesville contractor based soley from reviews on Yelp.

 

2. Choosing a Realtor is as easy as calling the local office of one of the small boutique companies in the area you want to live and asking to speak to the agent on duty.

 

3. For future positive appreciation, ONLY buy homes with Granite counter tops and stainless steel appliances.

 

4. Charlottesville's real estate market has been in such a depressed way, driven by Foreclosures and REO's, that buyers have been told to ALWAYS offer at least 22.375% below list price.

 

5. Virginia uses standardized Contract & Addendum forms generated on-line by the Association of Realtors - EXCEPT for the Purchase Contract, which M-U-S-T be generated by an attorney.

6.  In Virginia, Buyer's Agent fees are deductible on buyer's taxes using Form 1041-E.

 

7.  Buyer Agency fees are contracted by seller and negotiated by a 3rd party prior to closing.

 

8.  Buyer Agency is just a fad developed by an overfed, underworked, part-time Realtor with little real estate experience and no business in scheming new representastion laws.

 

9.  Buyer Agency costs a buyer way more than its worth. Better for a buyer to go it alone without the "benefits" of having an agent guide, explain, negotiate for, and represent them through the transaction's ups-and-downs.

 

10.  Choosing a "good" Realtor isn't such a big deal since they're all a Dime-A-Dozen, with all the same experience, schooling, insurance, and company exposure.
