When inspecting homes for buyers, I often run into a crawl space or attic's with multiple issues. Out of sight out of mind I often say.
In many cases the plumbers and electricians never expect an inspection of their work. This leads to less than a professional job.
Starting off with the entrance to the crawl space we can see the entrance is in dis repair and needs to be replaced.
Getting into this crawl space was a challenge. There was only about 12 inches between the floor joists and the ground.
But the visit was well worth the effort when it comes to the report for the buyers.
In this shot you can see there is a corroded water line that was re worked in a recent plumbing upgrade. But there is a leak in the corroded fitting.
This fitting needs to be re worked as soon as possible before a catastrophic failure occurs in the crawl space.
Another AH HA moment was when I traced the water heater TRV line into the crawl space.
Take a look at how the line terminates in this shot.
This TRV line is not connected to any drain or to the exterior of the home.
In fact you can see the line is not even below the floor joists. There is a issue with the waht seems to be a slow leak in the TRV valve as well. This water heater was installed by a licensed plumber in 2011.
This is why you always get a "FULL Home Inspection" by a certified inspector. For the peace of mind.
